HOW TO FIND LAND PARCEL USING LOT/MUKIM ANYWHERE IN MALAYSIA

 

As a real estate agent who handles a lot of real estate sales, it is very important for me to make sure the land being sold is accurate in terms of its location.

There are several ways to determine the location of land based on a given land grant.

The most appropriate way is to hire a surveyor to mark the boundaries of the land.

"But the land has not been sold, we have to pay the cost?" 

The cost of a surveyor may reach RM 300 for one lot. There are, however, simple and free techniques that can be used. This technique can be used by anyone, as long as they have these 2 things:

Photograph of land plan from grant, usually on page 3.

Internet access.

I will explain how the steps are. (Make sure you read the important note below once)

1. Go to the website iplan.townplan.gov.my. Select 'semasa' as shown in the photo below.



A prompt like this will appear. Close the 'dialog box' by pressing the cross.


Click on the magnifying glass symbol to search. Select 'Lot.'


Enter lot number, negeridaerah and mukim. See the diagram below for an example. 
Click 'search'.






The next prompt appears is the land lot. The orange square is the lot of land. To display the image from satellite, you can select ‘Google Satellite’ on the left.


How do I determine the location of the land?

Move the mouse towards the orange square. Notice that there is a set of coordinates at the bottom, given in the form of X & Y.



X is the longitude.

Y is the latitude.

Copy the given latitude and longitude numbers.

Go to https://www.google.com/maps. Enter coordinates starting with Y first, then ‘comma’, then X coordinates. For example


  



Click on the map provided, and ask for 'directions'.

Use Google Maps to take you to the location of the land.

Such searches can also be made for buildings such as houses, shops or factories, as long as you have information from the land grant.

** Important note: This method only applies to land that already has a LOT number.

If the land is still a Temporary Title and only has a PT number, you cannot use this method. Because the PT number is not registered in the iplan.townplan database.

The only way to find it is by looking at the land plan on page 3 of the grant. Find the LOT number of the land nearby. Then follow the steps above, and estimate where your land is located.
