The mysterious death and legacy of Colin Chapman

By

Anthony Colin Bruce Chapman CBE Anthony Colin Bruce Chapman CBE (19 May 1928 – 16 December 1982) was the creator of Lotus Cars and an influential English design engineer, inventor, and builder in the automobile industry. Lotus Cars, a sports automobile business, was founded by him in 1952. Lotus was founded by Chapman in his free time, with the help of a handful of fans. His understanding of the most up-to-date aeronautical engineering procedures would be critical in attaining the significant automotive technological breakthroughs for which he is best known. His design philosophy, which he famously summarised as "low weight and good handling above horsepower and spring rates," centred on vehicles with light weight and excellent handling rather than bulking out on horsepower and spring rates "On the straights, adding power gets you quicker. You will be speedier everywhere if you lose weight." Between 1962 and 1978, he led Team Lotus to seven Formula One Constructors...

HOW TO FIND LAND PARCEL USING LOT/MUKIM ANYWHERE IN MALAYSIA

By

As a real estate agent who handles a lot of real estate sales, it is very important for me to make sure the land being sold is accurate in terms of its location. There are several ways to determine the location of land based on a given land grant. The most appropriate way is to hire a surveyor to mark the boundaries of the land. "But the land has not been sold, we have to pay the cost?"  The cost of a surveyor may reach RM 300 for one lot. There are, however, simple and free techniques that can be used. This technique can be used by anyone, as long as they have these 2 things: Photograph of land plan from grant, usually on page 3. Internet access. I will explain how the steps are. (Make sure you read the important note below once) 1. Go to the website  iplan.townplan.gov.my . Select 'semasa' as shown in the photo below. A prompt like this will appear. Close the 'dialog box' by pressing the cross. Click on the magnifying glass symbol to search. Select ' L...

In terms of how the locking mechanism works, digital locks are essentially the same as regular locks. The main distinction is in the unlocking.  A traditional lock necessitates the use of the correct key, whereas digital locks rely on biometrics, security tokens, or passcodes. Master titles, Individual titles and Strata Titles | The three categories of land ownership

By
Image
Want to buy real estate? Do you know what kind of ownership you will receive? We detail the differences between strata ownership, master ownership and individual ownership, and how they can affect you as an owner. Buying a property is not as easy as buying a convenience store. The type of property you purchase will determine the type of ownership you will receive as well as your rights. Legally, property ownership is represented by land ownership. Without it, you will not be able to sell, transfer or use the property as collateral in financial transactions. In Malaysia, there are three categories of land ownership (or titles):  Master title Individual title Strata title 1. PURPOSE OF MASTER TITLE The masters title is an ownership document granted during the property's construction and development period. Typically, they are registered in the name of the owner and/or developer.  Units in a development will be sold individually or as part of a strata ownership scheme. The master...
