The Top Condominiums in KLCC



 1. TROIKA KLCC                                    

The Troika KLCC contains 3 geometrically rotated towers that promise the best views of the capital, unique architecture and luxurious tastes. The 50-storey tower is one of the tallest residential building in Kuala Lumpur.


Located at the corner of Binjai Road and KLCC, The Troika sparked the excitement of many buyers at an average price of RM1,000 per square foot in 2005. The total number of units of this apartment is 231 units ranging from 2,000 to 3,336 square feet.

The Troika also has 57 SOHO units, 4 storeys retail and office space, as well as a 30,000-square-foot landscape garden. There are 3 luxury restaurants at the Troika Sky Dining complex on Level 23A on Tower 2.


 2. ST. MARY RESIDENCES                      

Located near the KLCC, off-Jalan Sultan Ismail, St Mary Residences gives you the chance to experience life similar to Midtown Manhattan. It is part of the 4.1-acre St Mary development, including E&O Residences Kuala Lumpur and St Mary Place, a closed-door shopping place and dining center.

Built on the former site of St Mary School, St Mary Residences consists of 3 towers each with 28-storey; totalling 457 service apartment units.

There are 3 layouts of apartments ranging from 1,131 square feet (studio units) to 2,249 square feet of 3 +1 bedrooms. A basic 2+1 bedrooms unit comes with the price tag of RM2.5 million.


 3. VERVE SUITES.                                   





We included this outside KLCC just for the sake of its beauty; located in Mont Kiara, VERVE Suites was launched at an average price of RM1,250 per square foot in 2010.

A total of 993 fully equipped ultra-modern units, ranging from 462 to 1,394 square feet, are housed in 4 unique themed towers built on 6 acres of land.

It offers innovative lifestyle amenities such as beach in the sky, its own sky lounge, a hydro sky garden gymnasium and a movie theatre located both inside and outside the building. VERVE Shops, a 3-storey retail podium is connected to the residential towers spans a whooping 60,000 square feet of retail space.


 4. SoHo SUITES                                     

SoHo Suites @ KLCC is located in the heart of the Jalan Perak. The 45-storey block, houses 808 residential and office units in separate wings. However, it is connected to each other so you can live and work in the same building.

Targeted at young and single couples, its simplex and duplex units range from 601 to 877 square feet. 

The SOHO Suites home was launched at RM850 per square foot in 2011, and the price has since doubled. Facilities on the rooftop podium are paid for by subscription, including a fitness center, a wooden pool deck, cabanas pool and a 25m swimming pool.


 5. VIPOD RESIDENCES                         

ViPod Residences @ KLCC is another development by Monoland, located on Kia Peng Road, between the Pavilion and KLCC.


The 41-storey condo has 440 units of one or two rooms in its 3 blocks, measuring 635 to 1,350 square feet. Launched at around RM900 square feet in 2010, smaller units can only be sold on a purchase with purchase basis where one must first buy medium-sized units to purchase the smaller units!

The facility is similar to SOHO Suites, with a monthly membership fee. There is a first-floor service offices and concierge that operates 24 hours.


 6. THE BINJAI ON THE PARK                   

Ever considered the most expensive property in the capital? The Binjai on the Park still holds its own record with KLCC views; being located beside the KLCC park nearby. 

All 171 units have their own private elevator lobby, with 2 to 3 units on each floor. One of the two super penthouse, a 14,300-square-foot triplex was  sold in mid-2010 for RM38 million. Another 19,000-square-foot quadriplex penthouse has been on the market for RM50 million.


 7. MARC SERVICES RESIDENCE            

Located on Jalan Pinang, Marc Service Residence is one of the pioneers of luxury condos in KLCC. It was launched at a price of RM700 per square foot in 2003. It was also one of the first developments with the concept of residential service, with its unit managed by The Ascott Limited with a rental return guarantee scheme.


Both of these 35-storey towers are located on two acres of land with a total of 637 units, with units starting from 493 to over 3,000 square feet. Although the condominium was built about a decade ago, the building and its facilities are well maintained, which may be a contributing factor to its high demand.


 8. PAVILLION RESIDENCES                     

The only luxury condominium with leasehold leases on this list is the Pavilion Residences on Bukit Star Road.

The development is part of the 12-acre Kuala Lumpur Pavilion consisting of apartments, shopping malls, hotels and office towers. The roof of the Pavilion mall houses the Sky Garden where facilities such as infinity-edge pool, playgrounds, tennis courts and a gymnasiums are available to residents year round.

The 368-unit luxury home measuring 1,057 up-to 7,174 square feet is located in two residential block towers above the Pavilion, one being 43 floors, and the other block at 50 floors. It was completed and sold at RM900 per square foot in 2009, though today, in this location, it can range anywhere from RM2000 to RM5000 per square foot!


 9. ONE MERENUNG                                   

One of the most expensive condo in our list is the  One Lite. Located behind the  Bangsar mall it carries a price tag of RM8.5 million, being one of the  higher priced luxury condos to be referred to as a 'bungalow in the sky'.

 Of particular interest is the space offered in only 229 mixed-use residential units, consisting of high-rise buildings, low-rise buildings, townhouses and "link homes" on 8-acre main land. 

The smallest condominium unit is 3,013 square feet, thus definitely not a small residential space. Each unit gets 3 car parking lots. With such luxury, no intelligent guesses required on why the price has risen more than twice since its launch in 2006.
