Unveiling of First Phase of Mutiara Hills, Semenyih


KUALA LUMPUR: On April 10, Boustead Properties Bhd, a wholly-owned subsidiary of conglomerate Boustead Holdings Bhd, opened the first phase of Mutiara Hills in Semenyih, Selangor. Mutiara Hills was once known as Balau Estate, and it was held by Boustead Plantations Bhd.

The 1,200-acre mixed-use township, which is expected to be completed in 2027, will include residential and commercial units, as well as a business hub. The freehold Mutiara Hills is divided into three sectors, the first of which has a GDV of RM895 million and will be completed in five phases.

Balau Homes, which is on 14.89 acres, has a GDV of RM125 million. The two-story terraced residences will have built-up areas of 1,512, 1,677, or 1,743 square feet on a 20ft by 70ft lot, with a starting price of RM500,000 or less. 

“Boustead Properties will continue to focus on offering affordable, quality homes in our townships and specialty high-rise integrated developments,” says Izaddeen Daud, deputy group managing director of Boustead Holdings and interim CEO of Boustead Properties. 

"We will ride on our strong DNA and seek to reinvent our goods creatively in the future, with digitalization in all our business processes,” he says. We are able to merge because we are a member of Boustead Holdings.that will allow us integrate services provided by the respective companies into our townships.

According to him, the first phase is separated into three sub-phases: Phase 1A1 with 74 units, which was released on April 10; Phase 1A2 with 66 units, which will be disclosed in June; and Phase 1B with 90 units, which will be presented in August. 


Balau Homes, which is on 14.89 acres, has a GDV of RM125 million. The two-story terraced residences will have built-up areas of 1,512, 1,677, or 1,743 square feet on a 20ft by 70ft lot, with a starting price of RM500,000 or less.


Balau Homes, which is scheduled to be finished in June 2023, has received around 1,000 registrations for the 230 apartments. According to the organisation, the normal objective is a 10% take-up percentage of the total number of registrations. 

Meanwhile, Boustead Properties sees the township's potential as a lush haven for city people and is betting on the development's proximity to the Titiwangsa Range. “Mutiara Hills is one of the few townships in Semenyih with a direct view of the Titiwangsa Range and is located adjacent to the legendary Broga Hill, noted for its magnificent panoramic views,” Izaddeen explains.

“We are targeting first-time homebuyers, empty nesters, retirees, upgraders from high-rise dwellings looking to purchase their first landed home, those who want to escape the hustle and bustle of city life while remaining connected to central Kuala Lumpur, and homebuyers who value living close to nature,” he adds. 

“As part of our development, we will offer properties aimed at the B40 demographic” (bottom 40 percent income group). Our affordable houses will give owners with a good value property in a well-developed, sustainable township, with access to all of Mutiara Hills' features and facilities to improve their quality of life.”
